Q. How do I fill out an application?
A. The application is done on-line – Click Here , select the property you wish to apply and start the application process. Important – ALL occupants over the age of 18 MUST apply. The application fee is $45 per applicant.
Q. How much is the application fee?
A. $45 per applicant, including co-signers.
Q. Is there a background check and what does IIP Management look for in the background check?
A. No major felonies in the last 10 years.
Q. Does IIP Management check for past evictions?
A. We do check for evictions. MOST evictions result in an automatic denial. Unpaid and outstanding judgements to landlords will also result in denial of your application.
Q. Can I get approved if I have filed for bankruptcy?
A. We can work with a bankruptcy that has been discharged only, but you will be automatically denied if you are currently in a bankruptcy.
Q. What are the income requirements?
A. Your household monthly income must be at least 3 times rent (Ex. $900.00 rent= about $2,700 GROSS income or BEFORE taxes to support the rent. This can be any source of income- pay stubs, pension, Social Security, child support, alimony etc. Proof of income We need the last 30 days of your paystubs.
Q. How long does it take to process my application?
A. Completed Applications take about 24 business hours to be reviewed. It will take approximately 3-5 days to process. It is important that you have all information uploaded to the application, incomplete applications will be delayed in processing.
Q. How are utilities handled for rental properties?
A. Tenant is responsible to turn on service for Gas and Electric into their own name and provide the account numbers prior to move in.
Q. How is water handled for rental Properties?
A. Residents pay towards water/sewer in ALL our rentals. To help tenant’s budget- we have established with the help of the Water Department an average monthly cost. This is in addition to your rent. It is based on age of occupants; Any occupant age 5 or older is considered with the monthly water use. First occupant is $75/month (Water/Sewer) and $25/month for each additional occupant. Example: 2 occupants = $100 in addition to rent each month. NOTE: In some rare cases, the water and sewer is paid by owner.
Q. Are pets allowed?
A. Many of our properties are pet friendly. Please see pet restrictions and pet information on each property on the for rent listing on our for rent page. There is a monthly pet fee and it varies.
